Riverchase/Riverbend Any talk of a merger?

Does anyone know if there has been any talk with your HOA and the RiverBend folks about possibly merging? I live in Sand Creek, but am looking at River Bend homes, but I don't like the thought of no swimming pool. Now, River Bend will have a waterpark, but no pool. There are already a couple streets that go into R'Chase from there, but any idea if it will go further than that? I've seen a post or two from people on here who said the were the prez of the HOA or lived next door to HOA people, so do any of you know? When is your next meeting? thanks for any info, gloria

Where is Riverbend? Does it back up to Riverchase? It's not that one right off of Lake Houston Pkwy is it? Meritage Homes in River Bend has something for everyone! Our beautiful community offers residents luxury living in a desirable Kingwood area location. Students will attend Humble ISD schools, including Shadow Forest Elementary (located adjacent to the community), Riverwood Middle School, and Kingwood High Schools. LOW TAXES! How exactly is it low taxes anywhere in Kingwood? Is it an area that is outside of the city limits?

We live in River Bend. As far as I'm aware there are no plans to merge with Riverchase as River Bend isn't offically part of Kingwood - like Woodspring Forest.

Hi Momof3: I'm a mom of 2. Do you have any complaints about the neighborhood or the home quality? One of the sales persons is who mentioned the possible merger...could've been a sales tactic. thanks, gloria

Hi there! We were one of the first families to move into the subdivision back in Oct '06. We were lucky to get a great lot on a cul de sac. Overall we've been very happy with our house and have had lots of compliments. The build process at the beginning of construction was very slow but they've long since hired better managers and now they're putting the houses up much quicker! There is also now a much greater choice in terms of upgrades than when we built. I haven't been into the show home for a while but if you want the most accurate information speak to Stephen Burris as he's been at River Bend since day 1. If you need anymore info I'm more than happy to answer!

Where is Riverbend? Does it back up to Riverchase? It's not that one right off of Lake Houston Pkwy is it? We're right at the back of Kingwood off of Mills Branch Dr. Next to Riverchase and Shadow Forest Elementary school.

Thanks for the info, momof3. The last two times i've been there, no one has been in the sales office. Will go again, because i like the proximity to the school and the trails of Riverchase. Just don't have that in Woodstream, where we've also been looking. However, the $500/year hoa fee is sorta high. In Sand Creek, we pay @325 and have the pool and trails. gloria

The last two times i've been there, no one has been in the sales office. I know Stephen is there today because I saw his car at the showhome when I drove in earlier. He drives a silver Infiniti car. I'm really pleased that we chose to build here. The water/recreation park is going to be great and our house has already appreciated a good percentage since we bought!

There is no talk of Riverbend becoming a part of Riverchase nor Kingwood. They do not pay the same taxes as Kingwood, one reason tthe prices are lower for those houses. Riverbend approaded Greentree/Riverchase to see if they could buy into using the pools. The answer was a NO. As of now, Riverbend residents are not supposed to use the greenbelts or pools in Kingwood. That is why we pay more. As far as teh dues being high, Sandcreek also pays teh TRails a yearly fee too, so don't forget to add that into your yearly amounts. Riverchase pays $250 to Trails and $250 to HOA. It would be nice if someday both Riverbend and Woodspring Forest became a part of Kingwood. But they are going to have to pay to do that. Also, Greentree and Riverchase are most likely going to a tag system this summer. That means you will have to show proof of resident to use teh pools.

I would hope not. They shouldn't, sould they? NOt there subdivison and they didn't pay for it. Goes both ways.

What would be the point of River Bend merging with Riverchase? Just to use the pool over there? I live in River Bend and most people here have a pool in their yard. I am not sure how much of a problem it will be......

MAybe they will have some kind of tag system too. They better. They will have tons of people there if not. The water park sounds wonderful and a great idea. I was thinking the same thing. Although from the look of the plans in the show home it won't be fenced off in any way so I don't know how a tag system could be enforced.

They do not pay the same taxes as Kingwood The taxes for River Bend are the same as in River Chase. The legal description is indeed Rivers of Village Chase.

It is Kingwood and the legal descprition is Villages of Riverchase. Here is the taxing information. Denise how can they advertise low taxes? Because it is new contstruction? And then next year the home owner will be screwed when the correct tax bill comes in? lol I see that sign almost every day, and just can't figure it out.

It's lower than some areas, higher than others. But it is Kingwood.

We sure don't have low taxes in Riverchase. Riverbend is the same rate as Riverchase.

Legal description can be named anything. When they first named it, Riverchase and Addie Wiseman made them change the name. Also, made then change the name of the street.The main street was Riverchase Village Trail. Riverchase has a Riverchase Village Drive and a Riverchase Trail Drive. They are trying to bank off of Riverchase Village. I know this because I petioned the City to change the names. CAn't change teh original name, but can change teh name. That is what they were forced to do. They are in fact NOT a part of Kingwood. No big deal, just are not and I wish people would stop saying they are. Riverchase is going to make you show a tag before going into the pool. So is Greentree. Woodstream does it and Mills Branch. I would think Riverbend would also.

We don't yet Debbie!! Although we're hoping to put one in this year. Of the 14 or so houses in our street only 2 have pools. Mom! We don't have a pool either. We had one at our old house and the only regular swimmer was our labrador! So we will not be putting in a pool here. Riverchase residents don't need to worry about us making our way over there for a swim. I wouldn't dream of using a pool that wasn't meant for us. I know that it happens a lot though! When we were in Elm Grove it seemed to be a normal occurrence and nobody seemed to mind. I am surprised that the tags weren't being used long, long ago. The water park sounds wonderful and a great idea. By water park, we don't mean water slides and a lazy river. I believe that it will be like the water feature at Kemah Boardwalk. The plans should be available in the model home.

I live here and I understand that we're technically not part of Kingwood. Geographically we're surrounded by Kingwood though and our kids attend Kingwood schools. It's really not that big of a deal. I used to live in Kings River which is a part of Kingwood and still lots of people said that it wasn't because it was on the 'other' side of the bridge.

I used to live in Kings River which is a part of Kingwood and still lots of people said that it wasn't because it was on the 'other' side of the bridge. We live in King's River and have since '98. I bet I have heard that King's River is not a part of Kingwood about 1000 times since we lived here. King's River is absolutely part of Kingwood--it was developed for that purpose, is legally deeded in that way, and was zoned to Greentree Elem (so I heard from an exec of the builder) to drive that point home for home sales. I still hear it all the time...something about that bridge that makes people sure they are right about not claiming us!

Can someone explain to me how RiverBend is not part of Kingwood? Last time I checked - the address of the model home was listed as in Kingwood. I'm new to the community - help me understand.

In Sand Creek, we pay @325 and have the pool and trails. I'm in Sand Creek Village and only pay $305.

I believe when Kingwood was being developed certain pockets were not part of the Friendswood development. Yes it is City of Kingwood, but like someone else posted they do not pay into the trail associations that is part of Kingwood??

So that means nobody who lives in River Bend is allowed to use the trails? Who enforces that - Trail cops(sorry hehe..) Seriously though - I know their is a HOA fee, but I didnt hear any mention of a trail fee. So because I dont pay XX$ for a trail fee, that means I am not part of the Kingwood community?

There are talks of maybe a new builder moving in, the original sales guy suddenly 'left' and he mentioned to one owner that if Meritage don't sell more houses in section 2 then they might pull out. I know - Stephen did leave - when did you hear that they might pull out? Any news articles or anything or just word of mouth? Any idea of who the new builder might be?
