So, we now have a contract on a house. Since rate Kingwood isn't working right, I am posting my question. I need home inspector recommendation. The house has been vacant since March (don't know if that matters). TIA!

Are you the buyer or the seller?
If you are the seller and the buyer is the one who is ordering the inspection..be ready.

The report will be a somewhat standard form and will show so many ridiculous items that you will wonder if the place if even habitable.

Only specifically address the MAJOR items in the addendum to your contract
that you will correct.

Inspection reports have to show something so the inspector justifies his charge! As the old saying goes, "He is picking the fly sheet out of the pepper!"

Good luck on you sale, we just went through this with an ignorant buyer's agent and a buyer who wanted to nickle and dime us to death.

DO NOT use Sherlock Spec (Exterminator & Home Inspection). Personal experience. Bad, bad personal experience with him.
