Please turn your ballots in ASAP and VOTE OUT ALL INCUMBENTS.

You should have recieved your proxies in the mail by now. I have been out of town and got in tonight and it was waiting for me so they were received late last week.

There are 6 new volunteers from our community this year willing to serve on our board. Why won't the board members who have been in place for a long, long time step down and give others a chance? Last year there were three volunteers that were turned down. Yes, they were turned away. The secretary decides who to vote for if you return your proxy in without choosing anyone. She should not be picking her friends who are already in place. Give other members of our great community a chance to serve!

What's going on with this board has been brought to light with the allowance of a NINE CAR GARAGE on Sandy Forks in our subdivision. It is due east of the Tree Lane intersection. Go have a look at it for yourself if you're unfamiliar with the structure. Then be grateful you don't live near it like some of us do. Our home values have been affected by it and the homeowner who was allowed to build it (WITHOUT being granted a variance!) has a home that is an eyesore to the community and always has been. He also still has his original garage in place and has two driveways.

So drive by and then turn in your proxy or better yet, show up at the annual meeting on Tuesday October 18th in the Bear Branch Community Room on Cedar Knolls and express your dissatisfaction with the current board and don't be surprised when the current president will shut down your free speech and will refuse to even address all the issues stated here. Unfortunately he is not up for reelection this year. Rest assured, we've got our eye on him and are looking forward to his reelection which is probably next year.

Please pass this information on to your neighbors and go see for yourself what this garage looks like.

I think they should have term limits. Can they be on the board for let's say 30+ years?

If there are people who want to be on the board I would think the old board members would want to step down. They should be happy to go. Have you put it on NEXTDOOR? You should put it on every website you can.

Yes, I've been on HOA boards in the past and you would have to pay me to stay on more than a couple years. It is a pain in the butt and a thankless, payless job that only those that are truely concerned about their community want to do. It really is a wonder that it is so difficult to get rid of Bear Branch board members. What is in it for them that isn't part of the normal equation when dealing with HOAs? Why don't they move along after a few years as is normal behavior? What is the draw?

Why are the board members who allowed for this disgraceful breach of public trust allowed to remain on the board? They violated the rules. I agree with term limits!

I as at the meeting during the last election and there was all kinds of complaining, but they still were reelected. I don't think most people bother sending in the proxies. There are some good folks on the board, but I think we need to take a good look at changing management companies, more accessibility of members (none now), and consideration of changing garbage companies as almost every other village in KW has done.

I highly doubt the management company has anything to do with the problems in that village. The boards of other HOA's are aware of the Bear Branch issues (which is how I heard of them) and the fact they are board related. One is a moderator here I believe or used to be anyway. Reach out to her and question what she thinks the problem with Bear Branch is if you want another opinion.

Many of the Kingwood villages have not changed garbage collection companies for the most part. What company would you like to change to and why?

What do you mean by more accessibility of members (none now)? Meetings are monthly. Attend them if you want a voice. I would suggest you run for the board but it seems unless someone steps down from that board it will be difficult.

YRS ago my friend was on a HOA KGWD board, and another Board member moved out of KGWD,

and guess what,

the board of Directors looked over the
by-laws, and bingo....

there was not a residency requirement...

So the Board Director that moved away
stay on the KGWD BOARD ... (yes he
likely had an "unproven" $$$$ interest).

The HOA was created to protect white flight after the Jim Crow laws were abolished. Time to abolish the HOA and end neighborhood racism.

Oh my, are you referring to the board this topic is about or every board in Kingwood has no residency requirement? That does not seem the way it should be.

Maybe you have to own in the neighborhood but not a requirement to live here? That, I could understand.

I don't know of a single HOA in KW that has a residency requirement and I've read the bylaws of several. They are all fundamentally the same with little variance among them.

If you fill in a name on the proxy the secretary has to vote what you put. If you leave it blank you get what you get.

I'm sure this next comment will be taken the wrong way but there was a way to try to stop the garage but no one was willing to put their money where ther mouth was. A lawyer would likely have been able to get an injunction before it was finished which would have allowed for the courts to decide if the garage was "allowed" but it would have cost a pretty penny and no one stepped up to do it.

For the record I don't live in Bear Branch.

Why should the residents have to pay to stop; it? Why wouldn't the board people just do the right thing to begin with if they are residents?

Why does a business or individual have to pay to encore a contract? Some people exploit the system and know that they can get away with it because the person being harmed won't or can't spend the money to get what's right. It's unfortunate but that's how it is. That's not to say they couldn't get their legal fees back in the end but you'd be hard pressed to find an attorney to take this kind of case on a contingent fee.
