Looks like the Appraisal District has released their 2015 home values. My account must have a red flag because we protest and once again they have again increased our values.Anyone else out there seen any jump in their values? Guess filing a protest yet again. Some of my neighbors decreased so can't figure out why we increased, but that is HCAD!

Doesn't matter if you protest and win. They'll catch up with you over just a few years and you'll be right back where you protested from.

ours is still pending. i looked at our neighbors and they all went up 10% so I'm guessing ours will too. it looks like we'll protest again this year.

Ours went up exactly 10%. We will protest, but I doubt it will do any good.

We bought last summer and it was under protest at time of purchase. It went up 28% which I didn't think they could do but w the change of ownership I guess the 10% max a year doesn't apply. They must have based it on our new purchase price. We did go to the hearing and got 20k knocked off but it was still 28%

WOOT!!! Isn't this what y'all wanted? Property values are going UP! - Must be caused by all the flowers planted at the entrances...

Don't you dare lower property values!!!

2015 is up another $10k from 2014, which was up $15k from 2013. SO happy we are capped @2013 appraisal due to hubby's disability. Iean, happy for the cap, not for the disability.

Ours is capped too. When I click on "capped" it says it means that they have raised it the full 10% and it is still below market value. They have raised us the full 10% for the past two years. Increasing $25K in two years. And they still say that the market value is $20K more than the appraised value.

So when someone reaches 65 is it only the school taxes that get capped? I am trying to find anything I can to look forward to as I get older, although I have a pretty good wait before I reach that age.

I found it- if you're looking, make sure you don't add Dr, Lane or Court.

Since everybody basically got slammed with the 10% max increase, is it even worth protesting or hiring a legal service to protest on your behalf when their contention is that the valuation should be even higher than the allowed 10%?

Seems like they will reject any protest since they are valuating the property at an even higher rate than the 10% increase.

The only way I really see you getting away with winning a protest in this current market is if you just bought your house and the price was lower than the actual appraised value. They really couldn't argue that your house is worth more than you actually just paid for it.

Granted. They'll jack your taxes up 10% the following years until you're caught up with everyone else in the neighborhood.

Once you reach age 65, or as in my husband's case, have a permanent disability, they cap Property Tax only on the year of your 65th birthday (or year of your disability). It makes a substantial difference. You're still stuck paying Scool Tax for life .

That is great to know. I always worried about the elderly getting priced out of their only home when they live in areas where the property values keep rising. Same with the disabled. I'm glad they get a cap as well.

I guess i should clarify, the Property Tax cap is not automatically done. You must file for it when you turn 65, or during the year you become permanently disabled.

I requested a sketch of our property (there was a link). I got it within two days it is so wrong. They measures the slab and then drew the same size for the upstairs. Well, actually a little bigger which I can not figure how how the upstairs would be larger than the downstairs. Anyway, our house has a very large walk out attic, which is not taxable living space. Also, it is listed as a story and a half. I'm protesting. Too bad I didn't notice it before. I looked at the 5 year history and it's been wrong the entire time :(

Earlier in this post I spoke of the 28 % increase as new home owners... Well since that post we received at new 2015 valuation and it went up to 27k over what we paid for it last June!

I just opened mine. Mine is up 13%. I guess they figured my new roof and air conditioner as considerable improvements.
