I am so fed up with the Kingwood Association. We have received two letters of "need to weed the yard" violation. First of all, i didn't realize the first "letter" was legit because it was a yellow card more like the ones you receive as a spam, then the second letter came just yesterday and it's an absurd! My yard does look nice and we been applying weed killer for the last month! Actually, our house was the first one that started killing weeds in our street! I called them twice (first time yesterday as soon as got the "ahan" second letter) and called them again today and asked to speak with the manager because my landlord called me because he too received a violation letter. No that makes the situation uncomfortable to me and really complicates my relationship with my landlord. I completely don't agree with the cited violations as we been killing weeds for the last 4 weeks, mowing for the last 3 weeks and more than a week ago we applied mulch and even sew some grass seed along with some soil! I myself digged the weeds out of the whole yard with my hands 10 days ago, in a 2 hours effort. Mind you we did all that even though we thought we haven't received any letter accusing us of not taking care of our yard!
So I called them, and of course they can't offer anything to try to solve the situation. I asked, so please send someone today and take a picture of my yard. How can I make sure the inspectors didn't commit an error reading my street numbers? I asked: "so did they take any pictures of the day of inspection?" No, of course they didn't! So it's a matter of they have the power to accuse you of any violation even without having to prove it! And you are even powerless in case they commit errors while inspecting all the houses! Their "solution" would be that in May they will take a picture and send it to me! How on earth a picture in May can prove we've been taking care of our yard since March???? How does that make me look less guilty in my landlord's eyes! About this, they suggested I send pictures to him! The thing is, we don't share emails, and I don't want to ask him for his electronic address because I think it would be intrusive. I told my landlord he could stop by and check by himself and we would not mind it at all. But I will probably never know if he ever came to check the yard conditions. I just hate to be accused of something unfairly!
Now talking about fairness, I will write down the all the details:
They said the first inspection took place March, 5th. Yes, probably on this date we have NOT started working on weeds. Probably in the second half of March, we applied weed killer and mowed the yard, which we been doing regularly since then. But the second inspection was on April the 8th. And that's really unfortunate to us because we mowed the yard on april, 4th (saturday), and then again on April, 9th (thursday) just before the rain that would be falling on the next days and we applied the weed killer again on this day, but really??? there were very few weeds left from the first weeding we made in march. I just wanted the yard to look perfect so we bought a second gallon of weed killer and applied on April, 9th.
Bottom line, I know what this is about. This is about getting hard on everybody so everyone will take care of the yard since the weeding was pretty bad this year in all kingwood. But in my case, honestly, it wasn't a fair accusation and the situation complicated when I got a call from my landlord.
Their inspection company SUCKS.

What village do you live in? After reading all of the HOA complaints, I am beginning to think that some villages have a heavier hand than others when it comes to violations, especially about weeds.

My yard has not always been topnotch but I have never gotten a letter or complaint. Speaking to neighbors, they have never had complaints either.

I finally was able to get a professional landscaping last year and that really helped with weed control, they planted lots of spreading flowers and low growing ground covers that pretty much eliminate any need to weed. I should have done that years ago, the things they planted spread and there is not room in the flower beds for any weeds.

For the lawn, I am using a lawn service that sprays and fertilizes on a schedule for me. But after the sod webworm infestation last fall, I have noticed lots of chewed up lawns in Kingwood that have not recovered. Weeds have grown in place of grass in a lot of yards. Hopefully, people will react faster this year to the webworms before they can do as much damage.

I thought the only time you can sow seed is with rye grass in the fall.

Inspection Company.... LMAO, it is most likely some retired person who likes to be a busy body and make a few bucks to buy coffee. There is no "inspection company"...

The management company does "drive bys" of each neighborhood.

I can guarantee you it is NOT the management company but an individual in each village (mostly retired, some not) that do this for the KSA and Kingwood Management Company, Sterling, Elm Grove etc...

On my extensive phone call with the manager she told me that is HER company that makes the inspection.

*we live in Sherwood Trails

*on a little part of our front yard (you can barely see from the street) the grass was thin. We first applied some new soil and spread grass seeds! Have been keeping it moist and it is actually growing! So, I guess it worked. I'm not a pro, of course.

You clearly not only aren't aware of how this works but don't even understand the different entities and their relationship to one another.

Actually I am well aware of how it works as well as the different entities and their relationships to one another. I actually spent a great deal of time in the office last Friday. I was just covering all the bases as I was sure there would be some individual who pointed out something insignificant if I made a mistake.

One of the kingwood associations sent me a bill for $50 for cutting the grass. They never actually cut the grass, or sent a warning letter, just a bill. I called them and asked what they were talking about. They couldn't find any record of the grass being too long or cutting my grass or the picture they're suppose to send. The lady on the phone said there was a $50 fee on my account but it didnt say what for; as if they just assumed it was for cutting grass.

They said they'd look into it. I hung up satisfied. But they didnt look into it they just kept sending bills with late fees and I kept calling and calling with the same routine. They never call back; you just have to call till your brain hurts and someone answers.

I just ended up paying it. It was more of test... I never actually believed I'd win in the 1st place. HOA is basically just another useless layer of government hired to solve certain problems but ends up acting more like a for profit business if not a mafia to shake you down. I dont know what it is with Texas, they take the HOA and big government thing to a whole new level. Texans love to have some big corporation or organization running their lives. Which is ironic because they tend to think they're conservative in this regard...

They love authority. The more cops arresting people or giving out tickets the better. An HOA that will harass people into "maintaining property values"....... sign them up.

There is just something about Texans that love feeling like someone is charge and watching. God forbid anyone step outta line!!

This is the worse season for weeds. Even the best lawns have weeds this time of year. Plus, it has been raining a LOT so cutting them back which is what you are supposed to do takes some creative timing. The notices of violation don't make any sense this time of year. Check back later in the summer instead. By then the grasses have had a chance to grow stronger to choke out the weeds. And if there is a long lawn problem it probably is a home owner problem by them.

Another Sherwood Trails resident here. Got 2 letters about weeds at the exact same time that original poster did. didn't even have weeds the 2nd time around, so i dont know how they sent a second letter. i guess i cant dispute it since they dont have picture evidence... jesus its like answering to a gang of thugs. is it only sherwood trails thats this bad?

I agree they are awful! A tree fell in our backyard from the greenbelt and messed up our fence. Ended up being a tree that was supposed to be cut down but never was (go figure). I called the KSA when it happened. No one answered so I left a message and sent an email. Called again the next day after it happened and finally talked to a lady who said she would give a message to my community HOA president to call me. I asked if I could call him directly and they told me no, I had to wait to hear from the president. 2 days go by and I call again to the KSA, they tell me they forgot and said they would do it as soon as they hung up with me. Finally got a call from the president a week later after it happened. It finally got fixed a week later. Really... 2 weeks??? The people that work at the KSA are really rude to. They seemed annoyed because I called so much. Like gee wiz, this lady is going to make me work.
