How much would one charge to rent out a room here in KW?

Say I bought a house and wanted to rent out rooms (I don't... But I'm just curious), how much would be the best to charge per room?. How much would you pay?

Moot point... It is against HOA rules & regulations in all KW villages.

People do it all the time. Just check out KYS or KDC classifieds. There are always rooms for rent. I would say $350-500

So true ... my newest neighbor moved in some 2yrs ago and after about the first 6 months of her moving in, she had a "local" kid (he would ride his bike around the area, looking for yard work) come clean out her flower beds and lay moss rocks. After a week of his work around her house, she told me he was homeless (actually live in a storage facility on North Park) and she had told him that he could move into her garage.

I told her that WASN'T going to happen in my lifetime in this neighborhood! And that I would first call the cops, then the HOA! As it turned out, he has since been incarcerated for auto theft.

Now, if some neighbor wants to rent a room to a decent student perhaps, it wouldn't bother me in the least - as long as it stayed decent.

There is always a risk with situation.

I had "housemates" for a few months that paid $500 a month. It was a couple who used one bedroom/bathroom.

So you're all about the deed restrictions when YOU don't like what's going on... but they're optional as long as YOU are OK with the violation.

NO! I'm not okay with it but we all know it is already going on. However, if you don't know what's really going on (wild parties, parking violation, apparent drug activity, etc.), how do you know? Could be a relative, fallen on hard times and just needs a little time to get back on their feet or a college student just needing a place to sleep. It IS happening, all over Kingwood.
Where do we draw the line? And since I tend to mind my own business, who am I to spill the beans?

Well the person I'm asking for works in the Woodlands, but his girlfriend lives here. He's a business man, hard working and decent and would only rent to the same caliber. I don't think he's ever thrown a wild party in his life, nor is he a drug user. He just doesn't like living by himself and likes the company.

There is a big difference in having a roommate and having someone living in a garage. I wouldn't want that in my neighborhood either. I guess I should ask for clarification, are we talking about a regular garage here? If so, no way.

Yup! Regular detached 2 car garage (with no bathroom facilities). She intended to park on one side and he would sleep on the other side.

I know what the HOA covenants state, but what goes on behind the front door is none of their business.
If I want to lease out the 3 empty bedrooms I have upstairs, I will do so.
If I charge 500 per room, my mortgage is paid....
