Hi Folks, my family will be moving to Kingwood sometime this summer and the subdivisions that keep popping up in our home search are Mills Branch, Fosters Mill Village, and Greentree. Do you have any opinions on these subdivisions? Are there any stereotypes that Kingwooders have about these places that I should know going in? Is one better than the others, and why?

Out of the 3 you have listed, Fosters Mill is my favorite. Well kept homes with nice trees, and custom homes.

Greentree is a big village with a variety of homes in different price ranges. Some of the streets seem to look a lot alike, nice but just not a lot of variety in the styles IMO.

Mills Branch does not seem to have custom built homes but most of the houses seem to be well kept with pride of ownership. I have heard good things about the school there and it seems to attract young families.

Maybe if you told us more about your family and needs in terms of schools, etc it would help. All of these neighborhoods are very nice and above average in my estimation.

Thanks so much! A little more about us - we have a 6 month old baby so will be interested in the school situation eventually (before we know it, I'm sure). My husband will commute into Houston and I'm planning to stay at home with the baby. I think all of these subdivisions have community pools which is nice. I guess we're looking for a place with other young families, good schools, and a friendly neighborhood where people talk to one another. Being close to Kingwood's amenities (HEB, library, etc) is nice too. I'm less concerned about churches; I'm Episcopalian so that narrows it down pretty quick for me.

As for subdivisions and schools, the Deerwood--Riverwood--Kingwood loop cant be beat.

As for neighbors and such, its much more about what block you live on. Drive around after school or on weekends and see whats happening around the areas you're interested. Just don't do it in a white panel van.

Have you looked at Sandcreek? Lots of nice homes there too.

We live in Greentree and couldn't be happier. We have rented in several neighborhood around here, and Greentree meets our needs. The park is beautiful, the greenbelts are central to everything, and the pool is very large. My neighbors are very nice too.

abby -- Greentree and most of Mills Branch sounds like a good fit. This is the home buying season but you'll still find a good deal in either one.

We picked a house that's within walking distance of an elementary school. One unintended benefit is i've saved a ton of $$ on gas and other car expenses since I average about 4,000 miles a year. Just something to consider.

I used to live in Bear Branch. Centrally located, private, older well built homes. Neighbors weren't too bat shucks crazy.

Out of your choices, I would recommend Fosters Mill as they have largest lots.

Sand creek is a great one. Check out some homes there. Deerwood, riverwood and kingwood high school are the school. All the homes are well taken care of. Sand creek is accross the street from Fosters mill. The homes in fm are older.

Another vote for Sand Creek. Out of the 3 you listed Foster Mills would be my favorite- larger lots- a golf course runs through it and well kept homes. I'm not sure there are as many children in Foster Mills as in the other 2 subdivisions. I don't see as many kids there and all my friends who live there are empty nesters. Foster Mills is the closest to HEB and Town Center.

AS I mentioned to another on on another thread, open Google earth and drive through the neighborhoods and commercial areas.
That'll give you a pretty fair look at the what's available.

My personal favorite would be Greentree. They have great parks, younger families where the kids play outside, mostly newer homes than Sandcreek or Fosters Mill. The lots are smaller than the first two but my experience has been that you're so busy with kids and activities that if the yard is larg(er) you hire a company to take care of it because you don't have the time - costs $30-45 per week for a yard crew depending on size of lot. Walking distance to school is nice but all homes are so close that it's almost a mute point. And Greentree has the lowest crime rate of any neighborhood in Kingwood.

The park and ride to downtown is in Greentree. Check with employer as many pay for their employees bus ride downtown. I live in Greentree and see many people walking home from the park and ride lot on nice days. When I had jury duty I was impressed with the very nice bus and 22 minute ride downtown at 6:30 am.

We moved to Greentree three years ago and love it. We bought not only for the elementary school, but Middle school also. I spoke to a school district police office while we were house hunting and he said that if he had kids he would buy a house that is zoned to Greentree, Creekwood, and Kingwood HS. When looking at houses in Greentree be careful - not all sections are zoned to those schools. I would also recommend touring schools. I know your baby is a baby, but it goes fast! We did not do that when we bought our first house and ended up moving. Find a school you like, then buy a house. What some else mentioned, have your husband try out the Park & Ride. Stress reducer for sure! Good luck.

Not my opinion. Not everyone has $200+ to spend. Sherwood Trails offers some readily affordable housing in the Kingwood umbrella.

In fact it's a best selling neighborhood, with a lot of good, caring people. Check out which section appeals to you and meets your requirements.

We live in Sand Creek and have been very pleased with the area. Most of the house are custom built and have large yards. Greentree does seem to have a lot of young children, but all the neighborhoods probably do. The villages (neighborhoods) are usually within a certain price range.
All the schools are good in Kingwood. You might consider whether you want to live in the front or back of Kingwood. We live in the back and it takes awhile to get out of Kingwood when you are going somewhere in Houston.
The Episcopal church is very nice.

Just my opinion: All the crime I have been victim to has been from the nearby apartments. Especially with bicycles, etc. Maybe you can ask management agencies about house renters. Had lots of problems with all neighboring renters. It's like the owner bails out and leaves us to deal with the crap. I say Go to Hunters Ridge.

They don't belong in Kingwood. Porter would be a better fit.

you won't get more than about a 2000 sq ft house for that price- certainly not big enough for more than a 3 bedroom- I hope you have a small family-

Definitely agree! These are the schools we hand-picked. None of my kids are at KHS yet but CMS and GTE have been amazing!!

Edited to add: We live in Kings River so no City of Houston taxes! Lower water bills too!

If you chose anywhere in Kingwood you will be close to shopping and dining. Nothing is that far from another. We have 2 Kroger, 2 Randalls, 1 Walmart neighborhood (grocery only) 1 HEB with another one coming in a few years, banking every where , Taxes in harris co are ALOT higher then in Montgomery so if you can look there. Homes are cheap compared to northern states. But taxes will bite so it evens out so to speak.

and BTW there is several homes in the neighborhoods they have talked about that do sell for under 200K. You just gotta look for them.

You will love the preschool at Good Shepherd Episcopal. They can start Mother's Dy out pretty young!

You don't have to look too hard. Older well established villages of Trailwood, South and North Woodland Hills, Hunters Ridge, Sherwood Trails,Bear Branch,Elm Grove, Greentree all abound with houses less than $200K.

Newer areas toward the "back" are mostly larger houses with a higher price.

Again, do you own looking and make the choice based on your desires and needs.
