Issues with Sterling Management and pool tags

Has anyone had problems with Sterling Management over pool tags? This is a first for me.

They refuse to give me the amount needed for my family. They said each family can receive a maximum of 6 tags and any additional family members will have to be treated as guests. So, anyone with more than 4 kids, or additional family residents, won't be given the amount they need and will have to go through the hassle of getting a guest tag every time.

This is the first time in 10 years I have been told of this "rule." At first they told me it was the KSA who made this rule. Called the KSA office and was told they allow every member of the household to have a pool tag. Called Sterling again and was told I was "misinformed" by their "new employees" and all of the neighborhoods managed by Sterling made this rule because "pool tags are expensive." Seriously???? That cheap plastic band is too expensive for me to have one more??? A family of 4 will only be allotted 4 tags, so, what happens to those other two?

I realize this is a serious case of "first world problems" but it's the principle. My kids should not be treated as guests when they are residents.

I asked for two but was told I could not have one for my 2nd family member because each tag allows one guest. Really, I pay for these tags with HOA fees each year.

Well, that is just stupid! I never use the tags so what happens to those?? And the pool tags for the ones who have pools? Can I get my 3 tags and give them to you? Or do they have to match up with something?

I gotta side with DP on this one. For sure.

I'm sure most of the long time vets on here remember when the Nazis....errrr.....KSA managers decided that it would be a great idea to start towing vehicles from the boat docks that did not have a "K" sticker. They were towing cars that were driven down by parents, with kids, and stranding entire families with no warning. Granted, there were signs saying that towing was possible, but, since the folks being towed had already paid for the privilege of being there, they were still towed over not having a sticker on their windshield.

I raised hell with KSA, and even went as far as to peel my sticker off my truck and go park it down at the docks. I waited for about 15 minutes and sure enough, a tow truck came and tried to hook up to my truck. I recorded the entire confrontation on my phone, including the threats from the tow truck driver to "kick my old ass" if I didn't get out of his way.

I informed the driver that I was a legal resident of the bubble, displayed my current credentials that showed that I had a sticker, and my current HOA statement that showed I was current with my dues. That did not deter him. He got very aggressive and at that point, I had to warn him that I was very close to exercising my rights as a CHL holder.

He finally backed off and I went straight to the KSA offices and played my recording for them. It wasn't too long after that that the random towings started to lessen.

I haven't heard of anyone being towed from there in quite a few years. I went there last weekend with my grandson and found at least as many cars without a sticker as those that had one.

As a 40 year resident of the bubble, I personally have no problem with anyone using the park. The only exception would be for those who launch their boats without a sticker. The trailer parking down there is very limited and should be reserved for legal users of the park.

Other than that, live and let live.

I agree with DP that there should be no limits on the number of pool tags a household can have as long as they can prove that the number of tags is commensurate with the number of folks residing at the address in question.

I can't believe they're doing this. It amazes me how these HOA's have become the enemy to the people. They charge families hundreds a year and do basically nothing bc they're only interested in making darn sure you pay your dues and can even evict you if you dont. But try and get them to get a rat trap house cleaned up, nope. How about a 9 car garage protested when there isn't another house remotely similar?? Nope. They send obligatory letter and that's it.

This one makes no sense. Those plastic bracelets cost about .50c. I don't think this is much more than a case of they can't be bothered.

I would contact your local rep. Send him a letter. Maybe some pressure will help.

By the way, if you walk in and get your pool tags they charge $10.00 per tag

That is outrageous. I was asking for a family member but I recently walked into our different management company for my village and was handed mine on the spot. No fee.

I've owned a house in kingwood for almost 12 yrs and only paid th HOA for one year, never saw any value in it...just another hidden tax.

Rumor has it the HOA can legally seize your property if you do not pay the fees...WHAT'S THE DEAL?????

Our HOA is awesome. We have a couple of houses in the neighborhood that are constantly being "leased" out to, well, people who should be living in the sticks.

Same problems different families:
1. It's a large house, so it's usually two families that go in a rent the place.

2. Seems that most of these people get a deal on huge pickup trucks and overload their driveway and front of the homes with these trucks. Here's an idea, maybe if you weren't stupid enough to buy a $60,000 Raptor pickup then maybe you could qualify for a mortgage.

3. Someone at the house is self employed which requires their vehicle and/or equipment to be in the driveway.

4. It only takes about a month from the time these people move in for the place to look like cr@p. From the unkept yard to the garbage in the driveway.

Our HOA has been good about getting in touch with the owners of the home(s) once a complaint has been made and once the owners are aware those "families" are usually packing up and moving to the pastures of Liberty county.

They blamed KSA originally, then back peddled after I called the KSA office and are now blaming my neighborhood HOA for creating the rule. When I told them I would attend the next HOA mtg to address it, the Sterling rep told me "you're welcome to attend, but it won't change anything."

That pissed me off since my HOA fees pay her salary and the HOA board represents everyone in the neighborhood, not just their own interests. It's a form of discrimination, essentially, and I'll be sure to point that out at the meeting. Maybe I should contact the Kingwood Observer and see if they would like the attend the meeting with me.

In my experience Sterling has never been in the homeowners favor. When I had a house in Elm Grove they were ridiculous. Was unhappy to see them become the Management for Hunters Ridge. I'm sure a large chunk of our HOA fees go to them and they a royal PITA!

Dorothy, check your HOA by-laws. A lot of them have what is known as a buried exit clause.

I have a question did anyone stop to think as to why there is a limit to the pool tags?? I had to ask questions because it did not make any sense as to why they did so I went on a quest and wondered as to whyyy there was a limit?? After enlisting a few people to question here is what I have found out , the tags come from KSA which they distribute to the Associations( that is why we can go to the other pools ) then they hand out the tags to us. Is there a charge for those tags?? From what I was told they pay a substantial amount for those tags so of courses they have to put aside a certain amount of money. The fee they charge is small compared to the time it takes to hand out those tags verses answering the phone or helping a homeowner with paying their assessments... I for one think it could be a whole lot more like Forrest Cove who pays $25 per family. They also handed them out at a couple of pools also. I drive home by the Kings River Pool and one Sunday I seen a girl sitting out there I stopped and got my tags and she was out there the next Saturday. Do the math if for every household the Association budgets 10 tags per family and say it's $2 a tag that's $20 per family amd multiply it by what 1000 homes $2 that's $20,000 for tags alone not thinking about the maintenance and upkeep of the pool...Complain now but when they start doing the 10 tags Per family and your HOA dues go up then are you going to complain then...

Sorry but I don't think it is too much to expect a tag for each member of a family. Extras should cost but if you have 6 family members you get six tags. HOA fees are too high to begin with for what each village gets from the fees. Ask how much money is in reserve... it is an absurd amount. Multiply 1000 homes by an average of $400 per home and then take it times the number of villages and you are talking about $3 to $4 million a year they collect. Pool tags are a drop in the bucket and every home that pays fees should get one for each member of the family. Make those that rent pay for tags
