Looking at HAR.com and some of the home prices are crazy.

I am seeing homes that were listed several years ago for $200k are now on the market for $289k; and these homes aren't even updated.

To get the listing do the realtors say "I can get this price for you", knowing they can't get it, and will drop the price in 60 days?

I have noticed that home appraisal values listed on HCAD have gone up substantially over the last couple of years and that homes in my neighborhood are selling for much more than when I moved here 10 years ago. Not sure why the large increase or how long it will last but it seems like a good time to sell, not buy.

Yes. It's a Sellers Market today. And taxes have gone up accordingly.

Realtors dont decide the market, supply and demand does and demand is off the freakin' scale right now. Im not sure WHY? If you look at the listing, almost every new listing is in a "pending" status. With all the gas and oil lay offs, i figured it would be the opposite. GREAT time to sell, buying, not so much.

I am in the realtor biz and prices are set by the client not realtor. We recommend a price based on the market. MANY clients feel their home is worth more than the recommended price....

Prices are set by the client?? Hmmmm. Realtors are in the business and should know what is happening by formulas that take into consideration market conditions and comparative listings and sales. Im not saying that clients dont have input BUT any house i ever listed, the agent comes up with an appraisal and suggested list price when assessing the home for market. Can a seller force them to change it? Of course but most people arent in the real estate business and dont have the knowlege the realtors have.

FSBO is the only way to go. 10 years ago I would have said otherwise but with all the resources available to everyone now, you're just paying someone a commission to show you where to sign your name.

FSBO is fine as long as you get an attorney to make sure legal bases are covered and all needed documents are secured. Anyone can list a home on the MLS now, as long as you pay the fees.

Can a seller force them to change it?

The seller doesn't FORCE it but the realtor knows if the client is unhappy with the price they will go to another agent. So the agent lists it at the price which makes the client happy, then 190 days later when the client wonders why their house hasn't sold you can talk them to moving it to a more appropriate price. Or they go to another agent.

In Chronicle last week, every neighborhood was listed with home prices per sq. foot. . .

My understanding is you use comparable prices to homes within your neighborhood and close to your floor plan/sq footage, etc.

Then, you factor in upgrades and amenities, and price accordingly. You can ask for whatever you want, but it won't sell if it's way out of line with the norm.

I think some of the realtors are going outside of the home's village to grab comparables.

For example there is a home is Bear Branch listed at 289k. there is no way they are going to get that price. That is Greentree/Sand Creek price range.

Bear Branch is very hot right now.

Various reasons.

Many have updated.

Lots of kids around now so appeals to families. Used to be a retirement community.

Bear Branch offers the Spanish Immersion program which is a BIG draw. I know people bought in BB just for that reason.

Many houses are on streets with low traffic and right near greenbelts.

I've seen houses in BB actually sell for these amounts. BB is one of the hardest villages to get homes in Kingwood now (from what I've heard).

They often sell before they even make it to HAR.com

Our house in Mills Branch sold in 8 days, cash buyer from California. We got super close to our asking price, very little negotiations. Our realtor was awesome!!! $100k in our pocket made a nice down payment on the new house.

As to where we went, we purchased an inventory home in Tavola, it's great not dealing with the Kingwood traffic anymore.
